Description
The Mayfield Centre is a £4m regeneration of a Victorian Mill in Rochdale.
Size
100, 000 sq ft, two units, 25, 000 and 57, 000 sq ft.
Aims
Anglian wanted a site specifically in Rochdale to accommodate the loyal workforce from their small Whitworth factory. Due to growth in the business a minimum of 50,000 sqft was required, with a large yard space for outdoor storage. Their criteria was for a large percentage of manufacturing space, with a small office content.
Challenges
Due to the distance between the Rochdale site and Anglian's head office in Norwich, good communication was extremely important. The infamous Rochdale bad weather was also a problem!
Solutions
The Mayfield Centre fulfilled the criteria in both property size and shape. Anglian were involved in the specification from day 1 which enabled their layout requirements to be easily accommodated. Regular pre-build meetings were held to ensure Anglian's total satisfaction and communications were managed electronically, using e-mail, digital photos and project management software.
Benefits
Anglian's early involvement in the project provided them with a huge advantage. There was very specific attention paid to the utilisation of the space and the lighting specification and they were able to specify
access, power and office layouts. Even the drains and interceptors were able to be located where desired. Anglian were also able to benefit from further cost savings by utilising Beva contractors for their internal fit out.
