Description
Refurbishment of the former Madison Filter manufacturing premises, to create remodelled and refurbished premises for three occupiers on the original site.
Size
A secure 8 acre site and 200,000 sq ft development, consisting of 155,000 sq ft of manufacturing space and 45,000 sq ft offices.
Aims
To incorporate a new streamlined facility for Madison Filter, creation of a further unit for Globaltex and the redevelopment of the remaining site to accommodate Camfil Farr UK Operations.
Challenges
The construction programme involved the removal of considerable amounts of asbestos and the demolition of the north light roof followed by a large steel portal frame construction. The original buildings required dramatic improvements to bring them to modern office standards, whilst the industrial buildings were on two different levels which needed to be linked to accommodate split level loading.
Solutions
The offices were completely refurbished utilising external cladding and modern interior fittings. Part of the site was redeveloped, with a further building demolished and re-built, adapting the existing footprint to suit the client's requirement. The split level loading was achieved by a complicated structural steel design which was able to accommodate the occupiers' needs.
Benefits
The result is a modern building which reflects the dynamic, forward looking business that Madison Filter is today. In addition Camfil have been able to consolidate their 3 UK sites under one roof. The design was able to be tailored to meet the clients' exact needs and Beva's flexibility enabled the specification to be amended in accordance with changing requirements throughout the 18 month project, delivering a final product offering good value high quality premises to its occupiers.
