Description

Industrial Development consisting of 14 units with offices.

Size

70,000 sq ft new build, with units ranging from 4,000 sq ft to 18,000 sq ft.

Aims

The aim of the development was to regenerate a tired industrial site, to provide attractive modern units comparable with other parks in the area. In addition there was a lack of small units for purchase in the South Manchester area and the developers wanted to obtain maximum site coverage in this desirable location.

Challenges

Although the project was a relatively straightforward build, extensive gas precautions had to be taken due to site conditions and proximity to landfill.

Solutions

A full gas membrane was required beneath the units and the installation of a network of ventilation pipes to release any build up of gases.

Benefits

The project was a novated design and build contract, which ensured smooth communication throughout the job and minimum hassle for the client. The result is a modern park with over 40% site coverage, comprised of flexible mono pitch units, which have scope for two storey accommodation if required.
