Description
A modern new build office block located on a main access road into Rochdale, situated in a regeneration area alongside Rochdale Canal just outside Rochdale town centre.

Aims
Pennine Land were looking to develop a brownfield site which had been cleared for regeneration as part of a wider Rochdale regeneration scheme extending from the town centre. The aim was to create a prestigious and striking building in this prominent position overlooking the Rochdale Canal, with an innovative and contemporary design.
Challenges
As with any regeneration project the site suffered from contaminated land and poor ground conditions, which presented a fair numbers of challenges. In addition an existing public sewer also ran across the site, which required bridging to ensure no damage was done to the mains pipe. The canalside location also posed several problems in ensuring that there was no structural damage and no pollutants entered the canal.
Solutions
As the job was a novated design and build, Beva were able to redesign the building foundations to accommodate the sewer, preventing any damage or disruption during the work Great care was taken in working in close proximity to the canal, with an existing stone wall being restored and retained to ensure the canal was protected.
Benefits
The building benefits from a modern design and high specification materials including Sto renders and Luxalon rainscreen cladding. Brise soliel louvres were also fitted to provide sun protection and to ensure the building met the criteria for part L of the building regulations. Beva were also contracted to carry out the full office fit out, resulting in high quality specifications throughout.
