Aims
To create a prestigious stand alone office unit, taking advantage of the positioning of the site above the lake at Centre Park, which would be attractive to a large single user.
Challenges
The site posed several challenges for Beva Construction, mainly relating to the site being situated on reclaimed land, previously used by the paper industry. The tight build timescale required the build to be programmed so that internal fit out could be carried out at the same time as external works. In addition there were very specific design requirements for the outer skin of the building, including external spiral fire escapes.
Solutions
Extensive ground remediation was undertaken, including treatment of contaminants and the installation of pile foundations, without impacting on the lakeside environment. Beva located a specialist supplier of pre-cast concrete systems in Cornwall, who were able to supply the staircase in modules, for easy installation by the construction team.
Benefits
The finished building is a fully serviced stand alone unit, with clear open space at each floor level, compliant with the 2004 Disability Discrimination Act. The property makes a distinctive visual impact and its lakeside positioning has created an enviable working environment, which secured a successful sale to a single user.
