Description
Speculative retail units commissioned by PTS Properties.
£760,000 construction project including traffic junction improvement scheme.
Size
10,000 sq ft development, split into 3 single storey properties, with space provision for mezzanine floors and car parking for over 50 vehicles.
Aims
To transform a car retailer site, which had remained undeveloped for some time, into a modern retail facility, with a building design and structure capable of attracting upmarket retail tenants.
Challenges
Although a relatively simple build, the project required a high quality finish and attention to detail for its retail purposes. The traffic junction improvement scheme was also required for the site to be granted planning permission, requiring an inherently complicated section 106 agreement. The road works were required to be completed before trade could commence on the site, making timing of critical importance.
Solutions
The original design was amended by Beva to incorporate a more attractive bull nose fascia and a single plane roof to compliment the tinted glass facade. This required the procurement of curved roof beams and the design of a single membrane to replace the previously stepped roof structure.
Benefits
The result is a flexible, high specification, design oriented retail unit. The site has attracted tenants such as Snow & Rock and Bathstore.com to a previously redundant location which has been put to an effective and striking use.
