Description
A novated design and build contract for a £5.1 Million industrial development located on the Dee Estuary.
Size
A 160,000 sq ft greenfield site, comprising nine industrial units ranging in size from 4,500 to 35,500 sq ft.
Aims
To create a high quality industrial estate in a prime location with good access and spacious layout. Offices were to be fitted to a higher than average standard, to compliment the exterior aesthetics of the buildings.
Challenges
Due to the proximity of the Dee Estuary the water level of the site varied with the changing tides, which had to be taken into account for all excavation work. In addition the ground also had a high sand content, which exacerbated the water level problems. Planning conditions also stated that all surface water on the site needed to be retained before being discharged into the drainage system.
Solutions
During construction works it was necessary to constantly de-water trenches to enable successful progress in the sandy ground conditions during a quick build programme of 35 weeks.
£150,000 of retention tanks were installed to attenuate the surface water, in order that it could be discharged from the site at a regulated
rate.
Benefits
The high specification industrial units pay great attention to detail and provide quality accommodation on a spacious site. Design features include curved roofs, overhanging eaves, full height windows and curtain walling, resulting in a superior appearance for an industrial estate of its nature.
